Deluxe and Brincks Building Complex
823 and 827 E. Front Street, Butte, MT

The Deluxe/Brincks Building Complex is located on the south end of the South Butte Neighborhood of the Butte-Anaconda National Historic Landmark District. This neighborhood, a grouping of modest workers’ cottages and historic boarding houses borders the Central Business District to the north. Below this neighborhood, railroad terminals, switchyards and sidings, warehouses and industrial buildings formed the nucleus of South Butte – a once physically distinct transportation, wholesale, and manufacturing district later absorbed into the expanding community in the 1890s.   Both buildings are two-story unreinforced brick masonry on stone foundations with flat roofs.
 
The Brincks Building (Bennett Block No. 1) was built in 1888 to by the Bennett Brothers for their wagon and carriage sales and service business. The upper floors provided boarding rooms in the Bennett Hotel for rail travelers and there are  approximately 10,800 square feet of space on two above ground floors and a basement. While housing a variety of retail spaces over the years, the building has been vacant for a number of years without maintenance. The rear 1/3 of its roof structure has failed, affecting the interior quality of the building  

The Deluxe Building (Bennett Block No. 2) to the east was constructed in 1906, sharing a common wall with the Brincks Building to the east. Its 10,200 square feet expanded the Bennett Hotel in its upper floor and always housed a tavern on its main floor until the closure of the “Deluxe Bar” in 2011.

The buildings are currently owned by the City & County of Butte Silver Bow, Montana and are considered surplus properties.  As a result, this property is being made available for the purchase price of $1,000.00 with additional investment by a successful applicant, to rehabilitate or redevelop this property. More detailed information is included in a “request for proposals” – the Developer’s Packet.

A Developer’s Packet on this property will be released on July 1, 2013. This packet will be available for pick-up at the Clerk and Recorder’s Office, Butte-Silver Bow Courthouse, 155 W. Granite Street, Butte, MT 59701 or electronically, by request, on July 1, 2013.
